Maintaining motor, pedestrian and security gates

Depending on which development you live in, motor gates can be sliding gates or swing gates. Like all the other fixtures in your home, these gates also occasionally need maintenance to keep them working correctly.

Sliding gates

Sliding gates operate using a fixed running floor track at the bottom of the gate and have wheels that enable the gate to move horizontally along the fence line.

Maintenance on your sliding gate is easy if you follow these steps:

  • You will need a:
  • Multi-purpose lubricant (e.g. Q20 or Shield Tool-In-A-Can)
  • Broom
  • Cloth
  • Check the wheels and guide rollers for signs of wear and tear and, if necessary, replace them.
  • Check the track that the gate slides on for any visible damage.
  • Ensure that the gate moves smoothly on the track.
  • Apply lubricant to tight spots on the gate wheels.
  • Apply lubricant to tight spots on the gate roller guides.
  • Ensure that the end stops are sturdy and secure.
  • Regularly clear any dirt, leaves, and debris from the track using a broom.
  • Keep the area around the gate clear of plants and weeds.

Swing gates

Swing gateshave hinges that allow the gate to swing. These gates also have a drop rod that keeps both gates secure when open or closed.

Follow these easy steps to do maintenance on your swing gate:

  • Multi-purpose lubricant (e.g. Q20 or Shield Tool-In-A-Can)
  • Check the hinges for signs of wear and tear and, if necessary, replace them.
  • Apply lubricant to tight spots on the gate hinges.

Every house with a garage has a pedestrian gate connected to the boundary wall. This gate allows access to the yard and requires the same maintenance as the above swing motor gates.

The security gates at your house’s front and/or back door (where applicable) also need the same maintenance as the swing gates mentioned above.
