The FLISP housing subsidy (Finance Linked Individual Subsidy Programme, now also known as First Home Finance) is a once-off government payment that reduces the loan amount on your bond, lowering your monthly instalments and making homeownership affordable. FLISP helps first-time home buyers qualify for a mortgage by providing a once-off subsidy that goes directly toward reducing the principal loan amount. In practice, this means a smaller bond, smaller monthly repayments, and a home that fits comfortably within your budget.
The subsidy exists to close a specific gap. Many South African households earn too much to qualify for a fully subsidised government (RDP/BNG) home, but too little to comfortably secure a traditional bank loan on their own. FLISP, administered by the National Housing Finance Corporation (NHFC), was created for exactly this "gap market," and it's still active and funded in 2026.
