Why the first 90 days matter

The first 90 days after moving in are crucial for identifying and addressing hidden issues that may not become apparent until you have been living in your new home.

As you start using doors, windows, taps, toilets, showers, cupboards, and other fixtures, you may encounter problems that were not visible during your initial inspection. These are referred to as after-occupation repairs or three-month retentions.

What repairs are covered within the first 90 days?

  • Issues that were not caused by misuse or damage.
  • Settlement cracks.

Any issues that were not caused by misuse or damage while moving in, for example:

  • Broken hinges.
  • Loose door handles.
  • Settelment cracks from the house settling on it's foundations. Settlement cracks are typical in new homes. If you report them within 90 days, then they will be fixed for you.

What is not covered?

  • Damage caused by you while moving (eg., cracked tiles, chipped paint, broken windows).
  • Anything not reported within the 90-day window.
  • After the 90 days, repairs become your full responsibility. The only exceptions are warranty-covered leaks in plumbing and roofing systems, as well as electrical faults.

Timeline

  • Day 45: You receive Email 1 with a link to submit your online inspection form.
  • Day 80: If you have not submitted it yet, you get Email 2 as a reminder.
  • Day 91: If we still have not received anything, you receive Email 3 telling you the retention period has ended, and you cannot log defects anymore.

How the repairs work

  • Submit your form within 90 days.
  • CDP Construction will contact you to arrange an appointment. Be sure to be available within SEVEN days to avoud your file being closed.
  • After repairs are done, you will sign off that you are satisfied.
  • Once signed off, your file is closed, and any future repairs are your responsibility.

Use your first 90 days well

Inspect your home thoroughly, report issues on time, and be ready to let the contractor in for repairs. After this once-off service, the responsibility for upkeep is yours.
